You can’t imagine how many times I have heard “I want a security guard who is big and mean looking”. 
Usually this happens after a property or problem has been neglected to such extent that now the only way they can think to stop the overwhelming security issues for the tenants and keep the property from being destroyed is, throw intimidation/show of force at it.
What is needed is poise and bearing.
The way a security officer carries themself, how they dress and most importantly their behavior and ability to interact professionally with everyone will go further and last much longer than some big guy that just looks mad and talks gruff to everyone.
